The terms and conditions
set out below are split into two main parts. The first part is General Terms & Conditions which apply to
all accommodation bookings made through this site. The second part is Resort Terms & Conditions which
apply to accommodation bookings made for one of the resorts we have on offer.

General Terms & Conditions

1. Accuracy of information.
We always try to ensure that the information you see about the resorts we advertise is correct. The information you see on our site is however based on information obtained from each resort. We do our upmost to ensure the information is kept up to date, but resorts can change their services, rates or availability at any given momement. Therefore, we assume no responsibility for the consequences of any information being incorrect.

2. Products And Services.
These are the terms and conditions covering the use of this website and the purchase by you of the services and products we provide. The products and services we provide are not supplied by us, therefore the contract for the product and/or services will be between you and the third party from whom we purchase them and our company will be acting as agents only in all instances.
Our company acts as a disclosed agent for third party suppliers, tour operators, hotel or apartment owners. What this means is that the contract for the product is between you and the supplier. In most cases this will mean that there are additional terms and conditions governing the contract as each supplier will have terms and conditions relating to that product. Please make sure that you have read these terms and conditions before completing your transaction with us. Since we act as agents this will mean that we have no contractual liability to you in respect of that product. Your contract with a supplier will begin when we confirm that the booking has been accepted by them as all bookings made on-line are subject to availability. When you make your booking on-line we will send you an acknowledgement email confirming our receipt of your order. However, the booking will not be confirmed until we send you a subsequent email advising you that the booking has been confirmed with the supplier and neither we nor the supplier will have any liability towards you regarding the booking until that time. Because the contract for the product is between you and the supplier any queries or concerns relating to the product should be addressed to them. However, we will of course assist you with your enquiries whenever we are able to do so.

Hotel/Apartment accommodation will be booked either through third party suppliers or directly with resorts and the suppliers booking conditions will apply to the reservation and should be checked by you on-line at the time the reservation is confirmed. In the event that you would like to cancel or amend your hotel booking, it is your responsibility to notify our company in writing at least 48 hours prior to your arrival. If the cancellation or amendment is possible, we will apply an administration charge for any changes made and a penalty charge imposed by the supplier may also apply. In some instances reservations may be non-changeable and non-refundable.
Prices stated are on a per room, per week basis and include VAT unless otherwise stated. Unless otherwise stated, breakfast, lunch and dinner are not included. Star ratings quoted will be those applied by the supplier through whom the accommodation is booked; these may differ from official ratings and we can not be held responsible for any misconceptions relating to star ratings. Clients are advised that they must check details of their hotel on the relevant accommodation supplier's website to ensure that the facilities and board package specified in the description are suitable.
Clients should be aware that whilst accommodation suppliers always endeavor to ensure that hotels will not be changed, sometimes hoteliers are unable to honor bookings and under those circumstances the accommodation supplier or hotelier will offer alternative accommodation of equivalent standard. If the hotel is of the same rating and in the same resort as that originally booked it will not be considered to be a significant change and it will not therefore be possible to cancel the accomodation reservation without penalty.

In the event of a cancellation we do not offer a refund. However if you have booked a promotional week we do allow you to amend your reservation free of charge, subject to availability.

In an ideal world, over booking would not occur, but due to system failures and human error it does happen occasionally. In the event of an over booking, we assure you we will do our upmost to find you alternate accommodation for the same price.

11. Passports/Visas/Health Requirements.
It is incumbent upon you to ensure that you meet the passport, visa, and health requirements of the countries you wish to visit and those that you transit (even if it is for a plane change). Many countries require that your passport should be valid for a period of (a minimum) six months from the date of arrival into that country. We will not accept any responsibility if you should be denied boarding to an aircraft or be deported due to your failure to present the appropriate documentation when requested.

13. What is included in the price.
Hotel and apartment prices on our website are shown, inclusive of all taxes and service charges. A transfer from the airport to the resort is included in the total cost where stated.

Resort Terms & Conditions

below are not relevant to a stay in Private Rental accommodation. They only apply to bookings made for resorts
advertised on this site.

1. Promotional Rates.
A week in a resort is priced at a promotional rate, and sold to you at a fraction of the cost of the acutal nightly rates. Therefore, our partners who provide the accommodation in these resorts stipulate a set of criteria you must meet to gain the benefit of these discounted rates. If you do not meet these criterion, you do not qualify for the promotional price. When staying at the resort, if you are found to not meet the criteria, you may be asked to pay the difference between the promotional price and the full price, or in some circumstances asked to leave the resort.

1. There is a set of additional terms and conditions for each individual resort, which forms a set of criteria for staying at the resort and qualifying for the promotional offer.
